Water leak repair
A leak rarely announces itself. More often it is a water bill that jumped, a warm patch of floor, a stain on a ceiling or the sound of water running when every tap is off. We track the leak to its source and repair it, then check that the repair holds before we leave.
East Valley homes hold several generations of pipe: copper under the slab, CPVC and early PEX in the walls, and grey polybutylene in many homes and manufactured homes built from the late 1970s to the mid 1990s. We repair what can be repaired and tell you plainly when a section has reached the end of its life.
A plumbing inspection is a careful look over the system as a whole: water pressure, the water heater and its safety devices, visible supply and drain lines, shut-off valves, fixtures and signs of old leaks. It is useful before you buy, after a long vacancy, or simply when you want to know where the house stands.

Drain repair & installation
When a drain is slow again a month after it was cleared, something in the line is usually wrong: a sagging section, a failed trap, a bad vent or years of scale and grease. We find the reason and repair the drain itself, so the fix lasts.
If more than one fixture backs up at once, or the lowest shower fills when the washing machine drains, the trouble is usually in the main line. We work on the sewer line from the house to the connection, whether your home is on city sewer or, like many Apache Junction properties, on a septic tank.
A disposal that hums, leaks from the bottom or trips its reset every week is near the end. We repair what is worth repairing and replace the rest with a unit sized for the way your kitchen is actually used.
Sump pumps are uncommon in the desert, but some homes have one: a low-lying lot, a basement, or a pit that collects monsoon runoff. If yours has stopped, runs constantly or has never been tested, we can repair or replace it.

Very hard water and summer garage temperatures over 110°F make the East Valley one of the hardest places in the country on a tank water heater. We repair heaters that have life left in them, replace the ones that do not, and set the new one up to last: correct valves, a proper relief line, and advice on flushing it.
In a single-storey ranch home the main bathroom can be sixty feet of pipe from the water heater, and you wait while that water runs down the drain. A recirculation pump keeps hot water close to the tap. We install and repair them, with a timer or control so the pump is not running all night.

Gas piping is not a place for guesswork. We repair and install gas lines to water heaters, ranges, dryers and outdoor appliances, and every joint is tested before the line goes back into service. If you smell gas now, leave the building and call your gas utility or 911 from outside before you call anyone else.

Faucet repair & installation
Hard water is rough on faucets. Cartridges seize, aerators clog with scale and handles get stiff. We rebuild good faucets, replace worn ones, and fit the new shut-off valves and supply lines that should go in at the same time.
We install and repair kitchen, bathroom and laundry sinks, including the drain assembly, trap and supply connections underneath, where most sink leaks actually begin.
A running toilet can waste hundreds of gallons a day without making a sound you would notice. We replace worn fill valves, flappers and seals, reset toilets that rock or leak at the base, and install new toilets when a repair no longer makes sense.
A shower that will not hold its temperature, a tub spout that runs while the shower is on, or a valve that drips behind the wall: we repair and replace shower and tub valves, drains, spouts and heads, and install new tubs and showers.
